Let’s face it—life has a way of throwing curveballs. The heat gives out just as the temperature drops, the oven stops working right before dinner, and sometimes, things even catch fire. While we all do our best to avoid these moments, being prepared can make all the difference. It’s always better to have a plan and not need it than to need one and not have it.

At Larkin Realty, we’re proud to have a skilled and dedicated maintenance team working hard to ensure your home is safe, comfortable, and fully functional. Whether it’s a small fix or a larger repair, we’re here to help keep everything running smoothly.


To streamline the process and make sure your requests are handled efficiently, all maintenance requests must be submitted through AppFolio. This platform is the most reliable and trackable way to communicate directly with both your property manager and our maintenance staff.


Using AppFolio ensures nothing falls through the cracks—and helps us serve you better, faster.


Emergency & After-Hours Maintenance:


Our maintenance team is available Monday through Friday, from 8:30 AM to 4:30 PM. But we know that not all emergencies happen during regular business hours. That’s why we offer a 24-hour Emergency Maintenance line—so you can get help when you need it most. The professionals at Arrowhead Contracting are on call and ready to assist any time, day or night.


Please note:  This line is strictly for after-hours emergencies. For any non-urgent issues, please continue to submit your request through AppFolio as usual.

Your safety and comfort are our priority—no matter the time of day.


Below is a list of situations that require a maintenance request. Depending on the urgency, you’re always welcome to give our office a call—but please keep in mind:


The first question we’ll ask is:


“Have you submitted a maintenance request through AppFolio?”


Submitting your request through AppFolio helps us track, prioritize, and respond to issues quickly and efficiently.


🔧 Maintenance Issues & Emergency Guidelines:


  • No Heat
  • Emergency: Only if the temperature inside your apartment is below 55°F.


  • Elevator Not Working
  • Emergency: Yes.


  • Security Concerns
  • Emergency:
  • Broken locks on apartment entry doors
  • Building entry doors that are unsafe or not securing properly


  • Smoke or Carbon Monoxide (C/O) Detectors
  • Emergency: If detectors are going off for any reason, treat it as an emergency and contact us immediately.


  • No Hot Water / Water Too Hot
  • Emergency:
  • May be addressed the following day if reported after hours on a weekend.
  • Extreme temperature issues may be escalated depending on severity.


  • Clogged Toilets & Drains
  • Clogged = Still draining (just slow)
  • Backed Up = Dirty water is coming back up
  • Emergency:
  • Clogged toilets: Always an emergency
  • Clogged sink drains: May be handled the next day
  • Backed-up drains: Immediate emergency


  • Power Outages
  • Emergency: Yes. Contact us and also check with your utility provider if needed.


  • Light Out in Apartment Bathroom
  • Emergency: Only if it’s the only source of light in the bathroom
  • Not an Emergency: Light out in other rooms


  • Water Leaks of Any Type
  • Emergency: Yes. Report immediately to prevent damage.


  • Broken Glass in a Window
  • Emergency: Yes, especially if it poses a safety or security risk.


  • Refrigerator or Range Not Working
  • Emergency: Yes. These are essential appliances.

When to Call 911 First — Not Maintenance


In some situations, calling the maintenance line or our office should not be your first step. If you are experiencing a true emergency, your first call should always be to 911.


While it’s important to inform Larkin Realty of any incidents that occur on or around the property, your safety is our top priority.


🚨 Situations That Require Emergency Services (Call 911 First):

  • Fire or smoke inside the unit or building
  • Gas leak or strong odor of gas
  • Medical emergencies or injuries
  • Suspicious activity, break-ins, or theft
  • Domestic disturbances or violence
  • Any situation that threatens immediate personal safety or life


After contacting emergency services, please notify Larkin Realty as soon as you are safe so we can take appropriate steps to assist and document the incident.
